You can merge several locally and economically connected parcels into a new parcel in the real estate cadastre. In this process, parcel boundaries that have lost their function are cancelled and the merged sub-areas are recorded in the real estate cadastre with only one new parcel number.
The advantages of mergers lie not only in a clearer record of ownership in the land register and property cadastre. In particular, they save you surveying costs for pending or future boundary surveys, as economically insignificant parcel boundaries are no longer required.
Merging parcels of land
If the parcels to be merged are not entered in the land register under a consecutive number in the inventory of a land register sheet, you must submit a notarised application for merger to the relevant land registry office. The certification can be carried out by the lower surveying authority in whose area (administrative district or district-free city) the parcel in question is located or by a publicly appointed surveyor. This means that in future, among other things, building applications will generally no longer be subject to a charge for the unification of land.
- Proof of ownership or heritable building right
- in the case of partial ownership or condominium ownership: consent of all co-owners
- if the order is placed by other persons: Power of attorney
Authorised applicants:
- the owner or the person with heritable building rights
Further requirements:
- The parcels form a local and economic unit.
- The parcels are entered in the land register on a land register page under a consecutive number for the properties.
- The parcels are unencumbered or equally encumbered in the land register.
Depending on the regulations of the surveying office, you can submit the merger of parcels of land in an informal letter, in writing or online. Use the online application or forms if they are available in Amt24 (see "Online application and forms").
Once processing is complete, you will receive a continuation certificate. A further copy will be submitted to the land registry for registration.
