If you are an owner or tenant or can prove another legitimate interest, you can request a land register printout or copy from the land registry office.

If you need an extract from the land register, this is possible without restrictions if:

• the property or apartment is your property or
• You are the owner of a right registered in the land register or
• the property owner has authorized you to do so in writing.

If this is not the case, a land register extract can only be issued if there are objective reasons for doing so (legitimate interest). Pure curiosity or an interest in purchasing are not sufficient. The land register extract can also be issued by individual departments of the land register, depending on your reasons for viewing it.

The land register extract can be issued in simple or certified form.

• Please submit your application in writing by post or fax. Processing via email is not possible.
• It is possible to fill out the application on site.
• The indication of the leaf name and district is helpful for quick information.
• Please indicate:
  • Property name (land registry district and sheet number, at least street and house number)
  • if known: information about the property owner

Power of attorney
If you have been authorized to inspect the land register, the original power of attorney must be presented.

Further evidence

• identity card or passport with registration certificate
• If you are not the owner yourself, you must provide a power of attorney or rental agreement or other proof of entitlement to inspect the property or to receive a copy.

Further documents that you can use to prove your legitimate interest include

• an enforcement title (court decision)
• a statement of claim against the owner.

• Application

You can apply for a land register extract on site (not by telephone!) at the land registry office during business hours or in writing.

• Legitimate interest: If you need to demonstrate your legitimate interest, explain and demonstrate why you need the land register extract. Reasons include, for example, that you:
  • have a claim against the owner arising from an enforcement title (court judgment) and want to enforce this by means of enforcement against the property
  • want to grant the owner a loan
  • You are a tenant and want to find out who the actual landlord is.

Costs at the land registry office:

• Printout or uncertified copy (copy) from the land register: EUR 10.00
• official printout or certified copy (copy) from the land register: EUR 20.00

Attention : If private service providers offer to obtain land register printouts on the Internet, this may involve considerable additional costs.

• You can submit an application for a land register copy to the land registry office.
• Submit the application in writing. It is possible to fill out this application on site.
• You can also have another person represent you when submitting your application.
• The land registry office checks the requirements, in particular the existence of the necessary factual reasons (legitimate interest).
• You pay the cost invoice.
• For data protection reasons, the land registry office usually sends the land register printout by post and not unencrypted over the Internet.

You can also request a copy of the land register from a notary. If the notary is authorized to use the automated retrieval process for data from the machine-maintained land register, you can also request a copy of the land register from this notary.

The processing time depends on the workload of the respective land registry office.
